The short answer
In the Whitsundays the first question is not size but use. A secondary dwelling occupied by family and one let to holiday guests can sit under different assessment pathways, and body corporate by-laws may apply as well. Use decides the pathway
This is what makes the Whitsundays different from an inland council. A secondary dwelling for family and a unit let to tourists are not the same proposal in planning terms, and short-stay accommodation is a land use in its own right. Which pathway your project falls under affects what is assessed and how. Be precise about the intended use when you ask the council, because a vague answer to a vague question is how people end up with an approval that does not cover what they are actually doing. Body corporate can override the council
A large share of Airlie Beach and Cannonvale housing sits in community titles schemes, and the by-laws can restrict or prohibit short-stay letting regardless of what the council permits. What a secondary dwelling is, in planning terms

The categories to confirm
Whether a secondary dwelling is permitted at all on your lot. Maximum floor area. Setbacks. Whether it must stay attached. Parking, which matters more in a tourist area. Whether short-stay use is permitted and under what conditions. And hazard overlays, which on this coast means cyclone, storm tide and flood. None of these have a figure we will quote; all of them come from the council.

It depends on your lot, on Whitsunday Regional Council’s current scheme, and on how you intend to use it. Family accommodation and short-stay letting can fall under different pathways. Check with the council and be precise about the intended use.
Can I Airbnb a secondary dwelling in the Whitsundays?
Short-stay accommodation is a land use in its own right and is assessed as such. Body corporate by-laws may also prohibit it regardless of the council position. Confirm both before you plan around holiday income.
Do you install kitchens in Airlie Beach or Bowen?
No. We supply the Whitsundays delivered assembled, with service drawings for your own installer. Our installers work within about 150 kilometres of Rockhampton.
