Owner-builders get treated as a nuisance by most kitchen companies. You are the opposite of that here — you know your programme, you make your own decisions, and you do not need selling to. The kitchen arrives assembled, because at the end of an owner-build the last thing you have is evenings.
Supply only, and it is not a lesser service
You get the same design process, the same 18mm moisture-resistant carcasses, the same Blum hardware and the same drawings on the cabinetry as anyone paying for installation. The difference is that it arrives assembled at your site and your crew fits it. This is not a stripped-back product for people who could not afford the real one — it is the same kitchen with one line removed from the invoice.
Assembled or flat packed: decide with your eyes open
The distinction matters most to you of anyone. Assembled means carcasses arrive built, hardware fitted, doors hung and adjusted — you are fitting a kitchen, not assembling one on the floor of a house you are still finishing, at the point in the build where you have the least time and patience left. Flat pack means the same cabinetry ships for less and fits through any door, and the assembly is yours. We quote both on the same drawing; if you have ever built a flat pack at the end of an owner-build, you already know which line you are looking at.
Drawings your trades can actually work from
You get a full set of service drawings showing where every waste, water point and power outlet needs to land, dimensioned. Hand them to your plumber and electrician before they rough in. This is where owner-builds most often lose money on a kitchen — services roughed in to a guess, then a cabinet that has to be modified on site or a wall that has to be reopened.
Tell us your programme, not your deadline
We hold your specification once it is confirmed, so the order becomes a confirmation rather than a fresh design when your build is finally ready. Owner-builds move. Yours will too. Tell us where the build actually is and we will work to it rather than pushing you to take delivery into a house with no floor down.
What sits with you
Under an owner-builder permit the obligations are yours: making sure every licensed trade on the job holds a current licence, keeping the documentation, and the restrictions that apply to selling the property afterwards. QBCC sets out the current requirements. We are a supplier — we are not your builder, and we do not certify your build. See whether a kitchen needs approval for where a kitchen sits in all that.

Ask us directly →Can I buy a kitchen without installation?
Yes. Supply-only is a normal part of what we do, not an exception — it is what we already provide to tiny home and granny flat builders. You get the design, the cabinetry delivered assembled and the service drawings; your crew fits it.
What does an owner-builder need to supply you?
Room dimensions, ceiling height, the position of windows, doors and existing services, and your appliance models with their exact dimensions. Photographs of the space help. If the build is not up yet, the plans are enough to start.
Do you deliver to my site?
Yes, across Central Queensland, and to the Sunshine Coast as supply-only — see our Caloundra page. Tell us the site access and whether there is somewhere dry and secure to store it, because assembled cabinetry takes more room than cartons.
Can I get help if something does not fit?
Ring us. Our drawings are dimensioned so this is rare, but buildings move and site conditions differ from plans. We would rather solve it on the phone than have you cut something you cannot uncut.
Is supply-only cheaper?
You are not paying for our installation labour, so yes. The cabinetry, hardware and warranty are identical. Send your dimensions for a fixed, itemised supply quote.

Our own team fits it in Central Queensland; your installer fits it anywhere else in Australia. Prefer to build it yourself? The same kitchen ships flat pack.
