A secondary dwelling kitchen has a harder life than a main one and usually a smaller budget. Those two facts fight each other, and cheap cabinetry loses. Ours arrives assembled, so the builder is fitting it, not building it.
Specify for the second tenant, not the first
A granny flat kitchen gets used hard and is rarely the owner using it. The parts that fail first are always the same: glued edging that lifts, standard runners that sag, and chipboard carcasses that swell the first time a tap drips. We specify against all three as standard, because replacing a kitchen in four years costs more than specifying it properly once. If you are planning to let it, what the approval decides about renting it out matters more than the build cost.
Small enough to be affordable, real enough to let
A 2.4 to 3.0 metre run covers almost every secondary dwelling, and a galley is almost always the right shape for it — see the layouts compared for the clearances that decide it. That is a genuine kitchen — full-depth base cabinets, a real benchtop, and storage a person can actually live out of, rather than a kitchenette that shows up in the listing photos as a compromise.
Coordinated with your build
If the flat is under construction we will work to your builder’s programme and hand your trades a full set of service drawings. If it is a conversion of an under-house or garage space, we will measure what is really there rather than what the plan says.

A 2.4m run starts at about $6,500 and a 3.0m run at about $7,700, including carcasses, doors, Blum hardware and a benchtop. Add a stone benchtop or fit-out options and it rises from there. Send us the dimensions and we will give you a fixed quote.
Is it worth spending more on a rental kitchen?
On hardware and carcasses, yes. On doors and benchtops, not especially. The parts that fail in a rental are the moving ones and the ones that meet water — runners, hinges and carcass edges. Spend there, keep the finishes simple, and what a kitchen does to value follows. The kitchen will still be sound when the third tenant moves in.
Can you work with my builder?
Yes. We work alongside your trades weekly and can issue a full set of service drawings so your plumber and electrician know exactly where everything lands. We can also coordinate the whole fit-out as a single point of contact if you would rather not manage it.
Do you do under-house and garage conversions?
Regularly — it is one of the most common projects in Rockhampton. Older high-set homes convert well, but the floors are rarely level and the walls are rarely square. We measure what is actually there and scribe to it rather than assuming.

Carcasses built square on a bench, Blum hardware fitted, doors hung and adjusted to even gaps. On site you are fixing finished cabinets to a wall, not building them on the floor. Our own team fits it in Central Queensland; your installer fits it anywhere else in Australia. Prefer to build it yourself? The same kitchen ships flat pack.
