You can usually take the kitchen out of the builder’s contract as a provisional sum and have it done properly instead — but raise it early, ideally before the slab, while services can still move cheaply. From $15,000. Gracemere is fifteen minutes from us.
Raise it before the slab
The cheapest time to change a kitchen is before anything is poured. Power to an island, a second sink in a pantry, a water point for the fridge — all trivial while the plumber and electrician are still roughing in, all expensive afterwards. If your Gracemere build has not started, this is the conversation to have now rather than at handover.
How the provisional sum usually works
Most build contracts carry the kitchen as an allowance. Speak to your builder about taking it out as a provisional sum and having it supplied separately — many are entirely comfortable with it, some are not, and it is a conversation worth having early rather than late. We provide the service drawings your builder’s trades need either way.

How much to upgrade from the builder's standard kitchen?
From about $15,000 for our Essence collection. What you are comparing against is the allowance already in your contract, so the real number is often the difference rather than the whole amount.
